Back Bay Capital offers a wide variety of programs to fit the unique needs of our borrowers. We work closely with our borrowers to understand them, their business and their vision for the future. With that information we find them a lender who can give them the best option possible to fit their specific needs.

General Program Outlines

  • Areas We Finance: All states except: Alaska, Alabama, Hawaii, Michigan, Nevada, North Dakota, Vermont, and West Virginia
  • Properties we finance: Multi-Family, Mixed-Use, Retail, Office, Auto Repair, Day Care, Restaurants, Funeral Homes, Beauty Shops, Motels/Hotels, Warehouse, Mobile Home Parks, Campgrounds, Churches, Self-Storage, Dry Cleaner (drop off only), Recreational properties, etc.
  • LTV: 60-90% LTV. Ranges depending project scenario and lender we choose
  • Credit Score: 600 Minimum FICO Scores. Any scores below 600 require a reason to request an exception.
  • Rates: Rates ranging between 6.5% to 12%.
  • Prepay: Declining 5%-4%-3%-2%- to 1%
